The three measurements that matter

Pick the right type of smart lock for your situation

There are two physical install styles, and which one you pick changes the whole job. This is also the single most important choice for renters.

Full-replacement smart deadbolts

These replace your entire deadbolt, inside and out. You remove the old lock and the new one goes in its place, with a keypad or touchscreen outside and a motorized thumb-turn inside. The Schlage Encode and Encode Plus (roughly $200 to $300 for the hardware) are the popular Wi-Fi examples, and Yale Assure and Schlage Sense sit in a similar $150 to $300 band. You get the full feature set, but the door’s keyed cylinder changes, which matters if you rent.

Retrofit smart locks

A retrofit lock, the August Wi-Fi Smart Lock being the best-known example (around $150 to $230), mounts only on the inside over your existing deadbolt’s thumb-turn. The outside of your door does not change at all, and your original key still works. This is the most renter-friendly option in Seattle, because nothing is modified and you can pop it off when you move out. The tradeoff is no outside keypad on most retrofit models, so you control it by phone, auto-unlock, or the original key.

Tools and what comes in the box

You need less than you might think. A Phillips screwdriver does most of the work. Keep a tape measure handy for the checks above, plus a pencil and a fresh set of the batteries the lock specifies (usually AA). For an older door that needs fitting, a 1-inch spade or hole-saw bit, a chisel, and a drill help, but do not start cutting unless the lock genuinely will not seat. The box should include the exterior and interior assemblies, the adjustable latch (bolt), a strike plate, a mounting plate, screws, and on smart models the batteries. Lay it all out and read which way the latch faces before you begin.

Step by step: removing the old deadbolt

This part is the same for almost every standard door. Work from the inside.

  1. Remove the interior assembly. Unscrew the two screws on the inside plate (the side with the thumb-turn) and pull the interior half off the door.
  2. Pull the exterior half. With the inside off, the outside cylinder or keypad lifts away. Set it aside.
  3. Take out the latch. Open the door and remove the two screws holding the latch faceplate on the door edge. Slide the old bolt straight out of the cross bore.
  4. Remove the strike plate. Unscrew the strike from the door frame. You will replace it, and this is where the most important upgrade happens, covered below.

If you are installing a retrofit lock like the August instead, you skip almost all of this. You only remove the interior thumb-turn, leave the exterior cylinder and the bolt exactly where they are, and the smart unit mounts onto the adapter in place of the old thumb-turn.

Step by step: installing the smart lock

With the old hardware out, the new lock goes in the same prep. Take it slowly and do not fully tighten anything until the bolt moves freely.

  1. Set the new latch. Adjust the latch to your backset if it is the universal type, slide it into the cross bore with the bolt facing the frame, and screw the faceplate to the door edge. The angled face of a deadbolt latch usually does not apply, but make sure the keyway orientation marking faces out.
  2. Mount the exterior assembly. From outside, feed the cable and the tailpiece or torque blade through the bore and the latch, holding the keypad straight.
  3. Attach the mounting plate. Inside, place the mounting plate over the posts and snug the screws, keeping the plate level. Tuck any cable so it is not pinched.
  4. Connect and seat the interior unit. Plug in the connector if your model has one, then set the interior smart assembly onto the plate and tighten its screws evenly. Even pressure keeps the lock from binding.
  5. Install the batteries and test by hand. Add the batteries, then throw the bolt several times with the door open. It should extend and retract smoothly with no grinding. If it drags, loosen the mounting screws slightly and re-square the lock.

For a retrofit lock, the install is mostly steps three through five: attach the adapter over the existing thumb-turn, clip the smart unit on, add batteries, and test. It is genuinely a 15-minute job on most doors.

App setup, Wi-Fi, and hub pairing

The hardware is half the job. The other half is getting the lock onto your network so the smart features work, and this is where people lose patience. Download the brand’s app first, create an account, and follow the in-app pairing, which usually means scanning a code on the lock or holding it near your phone over Bluetooth.

The Wi-Fi step is where Seattle homes hit a snag. Most smart locks, including the Schlage Encode and August, connect to 2.4 GHz Wi-Fi only, not 5 GHz. If your router broadcasts both bands under one name, the app may try to join the 5 GHz band and fail. Stand near your router during setup, and if it will not connect, temporarily split your bands or create a dedicated 2.4 GHz network. Some locks (older August units, Schlage Sense) need a separate bridge or your phone’s Bluetooth and a HomeKit or Alexa hub to get remote access, so confirm whether your model has Wi-Fi built in or needs a hub before you expect to control it from work downtown. Once it is online, set your codes, name the lock, and test a remote lock and unlock from your phone before you call it done.

The strike plate: the step almost everyone skips

This is the part that has nothing to do with how smart your lock is, and everything to do with whether it actually protects you. The strike plate is the metal piece on the door frame that the bolt lands in, and on most factory doors it is held by two short screws biting into thin trim. Under a hard kick the frame splits and the bolt goes with it. The lock never failed; the wood did.

When you put the new strike on, swap the factory screws for 3-inch screws that reach past the trim into the wall framing, and add a reinforced strike box if the lock came with one or if you buy one separately. It is the cheapest, most effective security upgrade on any door, smart or not. Common problems and how to fix them

If something feels off after install, it is almost always one of these.

The bolt is stiff or the motor jams

Nine times out of ten this is alignment. With the door open, the bolt moves freely; with the door closed, it drags or the motor struggles and the lock beeps an error. That means the bolt is not lined up with the strike hole. Mark where the bolt hits, then enlarge or re-drill the strike hole slightly so the bolt drops in clean. Many smart locks run a calibration cycle in the app after install, and it will fail if the alignment is off, so fix the mechanics first. The door sags or the gap has shifted

Battery drains fast

A smart lock that eats batteries in weeks usually has a motor fighting a misaligned bolt every cycle, the same root cause as a stiff bolt. Fix the alignment and battery life jumps back to the normal 6 to 12 months. Use good alkaline batteries, not the bargain pack, and never mix old and new.

Wi-Fi keeps dropping

If the lock pairs but keeps going offline, it is usually a weak 2.4 GHz signal at the door or a band-steering router pushing it to 5 GHz. A mesh node or extender near the entry, or a split 2.4 GHz network, usually settles it.

Should you DIY or call a locksmith?

A retrofit lock on a working deadbolt, or a full-replacement deadbolt on a clean modern door, is a fair weekend project if you are comfortable with a screwdriver and patient with an app. Where it goes sideways is the older Seattle door: an odd backset, a worn bore, a strike that has not lined up in years, or a slab that swelled.
